Duties and Responsibilities: Makes general repairs to buildings, interiors, exteriors, furniture, fixtures, air conditioning/heating systems and other mechanical and related fields such as plumbing, carpentry and electrical.
• Responsible for knowledge of proper operation and use of all equipment necessary for the upkeep of the buildings and grounds. Equipment can include but not limited to lawnmowers and chainsaws, vacuum cleaners, carpet cleaners and small hand tools. Perform preventative maintenance inspections of equipment.
• Maintains restrooms and restroom facilities in proper working order to include minor repairs, such as repairing/replacing faucets, valves, traps, doors and paper holding hardware.
• Responsible to act as first responder to HVAC concerns. Daily review and report of HVAC controls and mechanical issues.
• Identify and report building conditions and needed repairs, as well as safety hazards to supervisor, provided with clear oral and/or written expertise.
• Communicate and work onsite with vendors on approved repairs as needed. Act as point of contact for outside customers and/or contractors as needed.
• Janitorial cleaning services of the building, to include cleaning, mopping, stripping, and waxing of floors, cleaning and shampooing of carpets and general room cleaning. Move, rearrange, and dust furniture and fixtures.
• Cleans bathrooms, offices, classrooms, hallways and any other assigned areas by sweeping, mopping, scrubbing, vacuuming and polishing. Remove spider webs and dead insects throughout buildings.
• Moves furniture and equipment as needed.
• Responsible for knowledge of and safe handling of chemicals used. Follow proper sanitization procedures outlined by the CDC.
• Empties and decontaminates trash containers. Dispose of infectious waste when assigned.
• Washes blinds, windows, and walls with prescribed solutions.
• Assist Master Mechanic as needed.
• Perform grounds maintenance, such as grass cutting, chemical spraying of grass and ants, tree trimming, driveway maintenance, etc.
• Check and clean drainage system.
• Clean parking lots, driveways, and grounds to include trash and leaf/limb removal, repainting of lines and symbols.
• Cleans outside door mats, sweeps sidewalk areas and tiled surfaces, pickup and empty/clean trash containers.
• Identify and adhere to all aspects of safety on job site and during equipment repair.
• Responsible for knowledge of safety data sheets for chemical usages and review of MSDS information.
• Adhere to all sections of SOWELA Employee Acknowledgement Form within Facilities.
• Complete, sign and return work orders and other written documentation upon completion of job tasks. Maintains accurate and complete records, log sheets, and inventory of equipment in computer systems.
• Assist in identifying scope of work during development of projects.
• Other duties as deemed necessary.
Required Education:
Required Experience: Two years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a park building and grounds attendant. Training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or parks building, and grounds work will substitute for the required experience. Training will be credited in six-month increments.
Required Knowledge, Skills and Abilities: Ability to be detail oriented to discover and address minor and major faults or difficulties.
• Ability to problem solve.
• Proficiency in the use of standard office equipment and networked personal computers.
• Proficiency in or ability to become proficient in a variety of software, including but not limited to Microsoft Office.

• Ability to perform basic mathematical computations needed to complete job tasks.
