Summary of Position: Provide leadership, oversight, training, performance management, and professional development for the Plumbing and Boiler Plant shops. Supervise and coordinate the work activities of the plumbers and boiler operators engaged in the operations and maintenance of plumbing systems and the Boiler Plant, including steam distribution systems. Operations of the Plant include operating, monitoring, and maintaining plant equipment and plumbing systems to ensure reliable, safe, and efficient operations of the Boiler Plant and campus Plumbing systems. This includes high-pressure boilers and auxiliary equipment that use natural gas as the primary fuel source to ensure continuous, reliable, and critical steam service to facilities located on the University’s campus. Operations and maintenance of the steam distribution and domestic hot water systems, including operating, monitoring, and maintaining distribution systems. Serve as project manager for contracted and in-house maintenance, construction, and renovation projects related to the Plumbing and Boiler Plant departments. Coordinate with contracted partners and University staff to maintain required regulatory information, coordinate required inspections, and coordinate vendor support. This position is located in Big Rapids, Michigan, and the anticipated shift will be M-F, 8:00 am – 4:30 pm. Assignment requires availability to work weekend and evening shifts as needed and to respond to emergency calls.

Placement within the range will generally be based on the following factors:
Entry-Range: Candidates who meet the minimum qualifications and core requirements of the position.
Mid-Range: Candidates with three or more years of directly related professional experience and demonstrate proficiency in the key responsibilities of the role.
Upper Range: Candidates with seven or more years of directly related experience, advanced knowledge, specialized skills, certifications, or expertise that provide significant value to the position.

Final compensation will be determined based on the candidate's overall qualifications, experience, and alignment with the University's compensation philosophy in consultation with Human Resources.

The selected candidate for this position must be authorized to work in the United States at the time of hire without employer assistance or sponsorship now or in the future. The university will not assist with any F-1 EADs, OPT, H-1 B, etc.

Additional Education/Experiences to be Considered: Associate's degree or higher from an accredited institution.

Supervisory experience within an educational institution, hospital, K-12 institution, or commercial accounts. OSHA Safety certification, APPA or other facilities management certification, and documented leadership development training. Operation of Boilers and associated systems.
 
Essential Duties/Responsibilities: Supervise, train, schedule, and approve vacation/sick/personal leave requests; evaluate and assign work to Plumbers, Boiler Plant operators, apprentice plumbers/boiler operators, and student workers to maintain an appropriate response level within the departments and meet campus needs.

Oversee the field hours of our Plumber I and Plumber II plumbers. Ensure their work meets state regulatory standards, track their progress, and officially sign off on their logged man-hours so they can qualify for their Journeyman or Master Plumber licensing exams.

Assign jobs, maintain quality control, monitor work progress, and ensure that safety procedures are followed.

Maintain the overtime list, pager list, timecards, and labor distribution information as needed to ensure the IWMS work order system and time management system are accurate.

Analyze jobs and work order requests to plan material, labor, and time requirements, and provide cost estimates as needed.

Coordinate with other department supervisors to expedite work completion.

Coordinate and manage planned and unplanned outages for boilers, steam distribution, hot-water distribution, and plumbing systems.

Respond to emergencies and direct workforce activities at all times (may include being available to respond 365 days a year, 24 hours a day, if necessary).

Instruct employees in the use of new products and equipment.

Perform facility audits to determine current and future deferred maintenance and minor capital improvement requirements.

Make rounds of buildings to inspect work and correct problems.

Provide engineering and design support for maintenance and construction projects related to the Boiler Plant, steam distribution, domestic hot water distribution systems, other water distribution systems, and plumbing systems. Work with the City of Big Rapids as required.

Review work orders and project requests for labor and material needs, and provide cost estimates as needed.

Coordinate with Stores to arrange for the order and delivery of materials as required.

Evaluate and ensure conformance with all applicable plumbing/mechanical/boiler/building codes.

Interact with salespeople and vendors as needed to stay abreast of new products and contractor performance.

Update and maintain University standards related to the Boiler Plant, steam distribution systems, domestic hot water distribution systems, and Plumbing systems.

Maintain all CSD-1 testing/inspections for all boilers and work with the State of Michigan as required.

Maintain backflow testing and documentation, including coordination with a 3rd-party entity and the City of Big Rapids as required.

Maintain records and prepare various reports as required.

Maintain the safety and security of the boiler plant, plumbing storage areas, and equipment.

Attend meetings, write memos and letters as required.

Attend seminars and conferences to stay current with industry trends and technology, and participate in technical training to enhance knowledge and skills.

Administer and ensure compliance with work rules and the Union contract.

Evaluate department staff performance and assess employees' skill levels to meet the department's goals, operations, and maintenance objectives.

Operate a university or personal vehicle safely while carrying out job responsibilities. Will authorize, pursuant to university policies and procedures, a driving record check, and will meet the driving authorization requirements through the course of employment in a position where you are authorized to drive a vehicle as part of your duties.

Carries out responsibilities in accordance with university policies and applicable laws.

Responsible for maintaining confidentiality of information pursuant to university policies and/or state or federal laws.

Cultivates an environment of belonging that values, respects, supports, and celebrates individual similarities and differences, allowing students, faculty, and staff to thrive authentically.

Support, promote, and develop university student enrollment and retention initiatives.

Any other duties assigned within the position classification area.

Reports directly to the Director of Operations.
 
Marginal Duties/Responsibilities: Must be able to lead, coordinate, and create a positive work environment for all assigned employees.

Read and interpret construction drawing/prints, charts, and job specifications.

 
Skills and Abilities: Must have basic computer skills needed to perform tasks in the time management system, the IWMS, and other University systems.

Must have working knowledge of Boiler, Mechanical, plumbing, and other related building codes.

Must be able to motivate, organize, schedule, and supervise employees.

Must be able to establish and maintain effective interpersonal relationships; communicate effectively (both orally and in writing); perform basic mathematical functions accurately; evaluate the performance, personality, adaptability, and skill levels of job applicants and employees; and understand and administer union contracts and labor relations.

Must possess a positive attitude, be adaptable to changing priorities and technological changes within the industry, and be able to lead and provide guidance to department employees.

Demonstrated successful experience working directly with people from diverse backgrounds, including cultural, educational, socioeconomic, and life experiences.
